An energy performance certificate is a document that provides information on the specific energy consumption of a property and makes recommendations for its modernisation and efficiency.

What does the energy rating mean?
The energy rating provides information on the approximate energy consumption expected for the building. Currently, there are 12 different energy classes, marked with double letters (AA++ Minimum energy demand – JJ Very poor). Under current legislation, only buildings with nearly zero energy demand can be granted a building permit ( = minimum BB classification, maximum annual energy consumption: 81-100 KWh/m²/a).
Energy legislation, valid energy certification regulation
According to the Government Decree 176/2008 (VI. 30.), the existence of an energy certificate is mandatory:
- for the construction of a new property (to obtain the occupancy permit)
- on the sale of an existing building/self-contained accommodation (transfer of ownership for consideration; useful floor area of at least 50 nm2) or if it is let on a permanent basis (= more than 1 year)
- publicly owned public buildings with a floor area of more than 500 m2 (usable floor area) used by public authorities must also have an energy certificate publicly owned public buildings with a floor area of more than 2 m2 (usable floor area) used by public authorities must also have an energy certificate
The rules for calculating the energy performance of buildings, the energy classes and their requirements are set out in Ministerial Decree No 7/2006 (24.V.2006).
According to Article 38 of Government Decree No. 191/2009 (15.IX.), failure to present the energy performance certificate may be punished by a default penalty.
TAO rebate, winning an energy tender, energy audit
For investments/renovations for energy efficiency purposes, a significant TAO reduction is available since 2017: up to 70% of the tax can be spent for this purpose.
In this case, a so-called energy efficiency certificate is required, which is professionally prepared by our company. This document includes the results of audits to assess the energy performance before and after the investment.
In many cases, several types of energy performance certificate are required in order to obtain tenders for the purchase of equipment and for energy efficiency improvements:
- Document with HET number on the pre-investment status,
- pre-certificate of intended status,
